The golden rule is to check out the planning situation first hand -
don't rely on anyone else's word for it.

Do I need Planning Permission?
All units, regardless of size, if required for accommodation must have planning
permission.

Independent units, which do not provide accommodation, to the rear of a property with up to 25m2 do not require planning permission.

Extensions up to 40m2 do not require planning permission (All existing extensions and sheds must be taken into account when calculating this
you already have a shed which is 5m2 in the garden, then you can only put in a further
20m2.)
